Management Office Leasing and Sales

A. Tenancy Management Service
  1. Service Includes:
    • Leasing service (as sole agent) and tenancy renewal service as mentioned in point B and C below.
    • Collection from tenants of monthly rental, management fees, government rates and other outgoings.
    • Recovering of rental, management fees, government rates and other outgoings in arrears.
    • Enforcement of tenancy terms and conditions.
    • Looking after the repair and maintenance of the apartment premises.
    • Serving of notices to tenants in compliance of relevant tenancy law.
    • Coordination of legal actions taken against tenants in breach of tenancy terms and conditions.
    • Small claims against tenants and keeping of accounting records.
    • Handle tenant’s complaints about matters concerning the apartment premises.
    • Weekly inspection of the apartment premises during its vacancy and follow-up on any necessary repairs.
    • Pre-payment of government rates and electricity fees for owners during vacancy of the apartment.
  2. Term of Appointment:
    • One year renewable
  3. Monthly Service Fee:
    a. Room Type
               Studio            HK$2,000.00
               1-Bedroom    HK$2,300.00
               2-Bedroom    HK$2,400.00
               3-Bedroom    HK$2,500.00
     b. HK$500.00 during such period when the apartment is vacant or owner-occupied.
B. Leasing Service
  1. Service Includes:
    • Finding of new tenants to owners.
    • Rental negotiation with tenants on owner's behalf.
    • Tenancy agreement preparation, signing coordination and processing of stamp duty.
  2. Term of Appointment:
    • Open or can be incorporated into the service of Tenancy Management as mentioned above.
  3. Service Fee:
    • a. Sole Agent / under Tenancy Management 4% of total rental over the entire lease term, or half month’s rental, whichever is the lesser.
    • b. General Agent 5% of total rental over the entire lease term, or half month’s rental, whichever is the lesser.
C. Tenancy Renewal Service
  1. Service Includes :
    • Rental and lease terms negotiation with current tenants.
    • Preparation of renewed lease agreements, signing coordination and stamp duty processing.
  2. Term of Appointment :
    • Open or can be incorporated into the serve of Tenancy Management as mentioned above.
  3. Service Fee :
    • 5% (4% under Tenancy Management) of total rental over the entire renewed lease term, or 30% of one month’s rental, whichever is the lesser.
D. Tenancy Agreement Preparation Service
  1. Service Includes :
    • Provision and preparation of tenancy agreement with terms and conditions agreed between owner and tenant.
    • Processing of stamp duty for signed tenancy agreement.
  2. Service Fee :
    • HK$2,000.00 for each set of tenancy agreement (in duplicate).
